Spring Hill Realty was established in 2023 as a Bay Area–based corporation providing comprehensive real property management services. The company is a spin-off of GEM Homes Realty, a property management firm founded in 2019.
Spring Hill Realty primarily focuses on the counties of Santa Clara, Alameda, San Mateo, and Contra Costa. The company generates over $2.5 million in annual gross revenue and currently manages more than 70 properties. Our client base includes both individual property owners and corporate/LLC ownership entities. We are also proud to serve as the facility manager for MFLEX’s 1261 Oakmead building, where we have maintained a strong and collaborative partnership over the past two years.
Our services include property repair, restoration, maintenance, and tenant placement. For residential properties, we handle daily operations, including communication with tenants, vendors, and owners, utilizing state-of-the-art property management tools. This ensures that all stakeholders remain aligned on operational, financial, and scheduling matters.

Ben Lan serves as the General Manager of Spring Hill Realty. He is a CSLB-licensed contractor and a BRE-licensed real estate salesperson, with over 13 years of experience in real estate development and construction. His expertise includes owner-builder projects, residential development, investment management, and pre-architectural concept design using BIM tools.
Ben is highly experienced in coordinating site plans, floor plans, elevation designs, and utility planning, as well as permit preparation, submission, tracking, and project completion. He currently oversees the daily operations of Spring Hill Realty.
Ling Chen is the CFO of Spring Hill Realty and a licensed real estate broker (BRE# 01358028) and mortgage professional (NMLS# 344736). With over 20 years of experience in the real estate industry, Ling oversees the company’s financial operations. She is also involved in out-of-state real estate transactions, including markets such as Las Vegas, Nevada and Austin, Texas.
Henry Zhang (BRE# 01964634) is the designated broker of Spring Hill Realty. He holds a Ph.D. and previously worked as an ASIC design engineer. With more than 20 years of experience in real estate, Henry has been actively involved in residential PUD developments, syndicated commercial warehouse investments, and luxury home projects since 2012.
He received the Top Sales Award at Green Valley Realty in 2018 and founded GEM Homes Realty in 2019. Henry brings over 15 years of experience in both residential and commercial property management.
Tina Li (BRE# 02157843) is a senior property manager with extensive experience in leasing, marketing, and property advertising. She plays a key role in tenant placement and day-to-day property operations.
John Wu (BRE# 01908871) is a seasoned real estate professional with extensive experience in residential properties and mid-sized development projects. He also has a background in civil and structural engineering.
Jerry William Zhang (BRE# 02146933) supports the company’s IT infrastructure and systems while also serving as a licensed real estate salesperson.
